the Gambia is based on the British legal system and
property ownership is an integral part of the
Gambian constitution. The official language is
English and many Gambian lawyers have qualified and
practiced in the UK.
Land in the Gambia is
registered at the Property Registry (similar to UK
Land Registry), where you can confirm immediately
whether the seller owns the property free of any
liens and encumbrances.
Lawyer’s fees for
property conveyancing is typically 10% of the
purchase price of the land. In addition to this is
the payment of stamp duty and associated fees that
typically total 10% of the purchase cost.
